Our clients reached out to our team requesting a third car garage to be built because they had a first floor and main living areas that did not provide them with storage solutions. The areas that felt the most congested were the front dining room (being used as a craft space), the kitchen (minimal cabinetry and narrow walkways), and the living room (the long and narrow room shape was difficult to furnish with required seating as well as needing pieces for overflow storage).
Due to the storage constraints, there was no functional dining area for the family to eat together. They thought they had outgrown their house or needed a third garage to solve the problem.
At our initial consultation, we noted how the requested third car garage was not going to improve their storage concerns or increase space for them to entertain easier. We then pointed out the areas we could rework and suggested how we could clean up angles that were making the rooms feel more cramped than functional.
By enclosing a doorway from the kitchen to the previous formal dining room and relocating the range to the new wall, the kitchen now has an efficient U-shape with more than enough storage as well as a functional cooking layout. Every square inch mattered with this custom cabinet package; we wanted to be sure there was no wasted space. By demoing the pantry closet and going back with two pantry cabinet towers, we were reminded of their functionality and efficiency in a kitchen.
With our new floorplan, the previous formal dining room became an in-home office and craft room for our client. We removed the chair rail and wall mirrors and built floor-to-ceiling cabinets with lots of cubbies, drawers, and dividers for all of their craft supplies to be beautifully stored and organized. The cased opening was enclosed and a pair of french doors were installed to dampen noise and separate the space from the entry.
Since the office and kitchen now have more storage space and a smaller footprint in the main living area, we were able to use the extra square footage to easily fit an eight person dining set as well as a sectional and accent seating for seven. The enlarged walkways and additional seating were exactly what they needed for nights entertaining friends and family with their new open concept living space.
